Essential Duties:
  • Project manage all aspects of creating marketing for entire new construction pipeline in coordination with design, development and construction
  • Partner with the Portfolio Marketing Sr Managers to bring new construction to lease up phase - ensuring seamless and effective property branding and bringing the customer journey to life
  • Partner with all key areas of marketing (Design and Digital) to articulate the brand position to ensure the voice of the customer is built across all aspects of marketing
  • Understand customer journey wayfinding vehicular and pedestrian signage including creating a sense of place at key customer touchpoints
  • Support and assist in establishing standards and processes for the new construction process to ensure efficiency and effectiveness in delivering marketing for all new construction
  • Conduct competitive and local research to ensure a thorough understanding of each property's market and audience - drives marketing plan and campaigns
  • Provide budget recommendations for new construction and analyze post audits of actual to budget investments
  • Incorporate analyses of traffic, lead and occupancy to create new construction property metrics
  • Participate and represent marketing in all design, development and construction meetings for new construction
  • Build and maintain strong relationships with Property Management and all key FF functions to ensure highest level of communication and integration
  • Develop thoughtful integrated marketing campaigns that weave together the unique attributes of each property and their demographic with strategic efforts in digital advertising. This would include but is not limited to:
    • Pay per click/Retargeting
    • SEO
    • Geo-targeting and location-based advertising
    • Social media, both organic and paid
    • Email marketing
    • Signage
    • Print advertising as needed
    • Events
    • Outreach
  • Act as brand steward and voice of customer for both company and property in all outbound marketing
  • Lead voice and brand positioning for website copy, marketing plans and all relevant and current content including copy, photos, design, amenities and promotions to optimize for search engines
  • Expand new construction marketing efforts into innovative and new technologies to drive best in class customer collateral (renderings, site plans, etc) and technologies to make the internal marketing process efficient
  • Understand the properties and related markets through on the ground experience - particularly for kickoff meetings pertaining to lease-ups and takeovers
  • Able to negotiate and track estimates with actual invoices for all marketing investments
  • Conduct trainings and presentation to ensure on-site associates understand marketing goals, tools and services
  • Lead and support corporate marketing projects, programs and initiatives as needed
