Overview
Gibbon Packing, LLC, an American Foods Group Company has an opportunity for a Property Manager in Kearney, Nebraska.

As our Property Manager, you will:

  • Be responsible for enforcing leases and maintaining and securing the premises.
  • Maintain constant communication with the facility regarding which employees are in and out of housing to ensure deductions are accurate.
  • Manage the move in process of tenants including assigning apartments, keys and access to facilities, PO boxes, etc.
  • Manage the move-out process of tenants including ensuring all keys for the unit are returned, inspecting the unit for damages, determining deductions from the security deposit that is returned to the tenant, and cleaning/repairing the unit for the next tenant.
  • Manage one part-time maintenance employee.
  • Be responsible for overall management of the property. These duties include but are not limited to investigating and resolving tenant complaints, enforcing rules of occupancy as defined in tenant contracts, inspecting vacant units, ensuring repairs are completed in a timely manner, and contracting landscape and snow removal services.
  • Contract outside maintenance services when needed.
  • Establish the necessary contacts to handle emergency situations in the building.

Qualifications
Minimum Qualifications (Required):
  • Must be 18 years of age or older.
  • Must be able to work in the United States without sponsorship.
  • High school diploma or GED.
  • Must be able to effectively communicate in English (speak, read, and write).
  • Previous experience in property/hotel management.
  • Must be detail oriented.
Preferred Qualifications:
  • Ability to effectively communicate in Spanish (speak, read, and write).
Knowledge, Skills and Abilities:
  • Self-motivated, proactive individual who will constantly seek improvement opportunities and work independently.
  • Excellent communication and interpersonal skills.
  • Good organizational skills.
  • Excellent sales and customer Service mindset. Top priority is to ensure tenants are satisfied with their length of stay.
  • Negotiation skills. Must be able to work with prospective tenants to ensure the needs to the tenant and company are met. Must also be able to negotiate with outside contractors to ensure any service needed is made at the timeliest and lowest cost possible.
