Summary:

The Facilities Engineer 3, under supervision, will perform skilled duties in the operation and maintenance of utility and building systems, associated controls, sub-systems, auxiliaries, and accessories. Initiates repairs, tests, and calibrates systems and equipment, and diagnoses equipment problems. May occasionally be assigned lead duties and responsibilities. Assists in resolving questions regarding services performed.

Essential Duties and Responsibilities:

  • Performs skilled duties in the operation, maintenance and alteration/repair of any utility and building system, controls, sub-systems, and accessories.
  • Performs a variety of test procedures standard to the trade such as, but not limited to take readings on boilers, tests medium temperature of water, steamed condensate, water hardness, etc. to maintain and extend the life of equipment.
  • Tests and calibrates systems and equipment, diagnoses equipment problems and initiates/completes repairs through the various equipment and service management systems.
  • Communicates and documents corrective action necessary to avoid malfunctions, energy excess, shutdown, or damage of any system.
  • Advises supervisor of delays, problems, and work assignment progress.
  • Carries out duties and responsibilities with view toward Department goals, energy conservation and support of academic, research and institutional goals.
  • Assists in the maintenance of purchasing, machinery history, and equipment records.
  • Assists in the maintenance of files related to utility and building systems diagrams generated from field investigations.
  • May occasionally be assigned lead duties responsibilities including training, scheduling, project management and construction management.
  • Maintains acceptable attendance record, punctuality, and meeting deadlines.
  • Participates in training sessions and seminars.
  • Maintains a functional awareness of the typical hazards of the workplace as well as the special hazards that may be encountered at Dexcom, such as biohazards, radiation, chemicals, etc. Follows established procedures for dealing with such potential hazards.
  • Promptly reports accidents on the job, preparing and submitting accident reports.
  • Adheres to policies, procedures and practices on safety and operation instructions. Complies with rules and regulations applicable to building codes.

Required Qualifications:
  • Must have applicable knowledge of the CAPA process.
  • Able to read, understand and discuss CAD drawings, blueprints, system and equipment diagrams and P&IDs.
  • Can create, redline and/or improve SOPs, work instructions and other documents.
  • Has substantial knowledge and understanding of engineering fundamentals with respect to systems and equipment.
  • Knowledge of proper use and maintenance of hand and power tools related to job functions.
  • Knowledge of tests performed for systems operations with ability to determine repair needs and effectively communicate them to supervisor.
  • Advance operational knowledge of at least 5 major systems (HVAC) and pneumatic controls, building steam systems, domestic and industrial water systems, compressed air systems, refrigeration, air conditioning compressors and controls, water systems, electrical systems, Emergency Generator, UPS and other related controls and systems.
  • Ability to understand and apply company and departmental policies and procedures.
  • Knowledge of building codes, rules, and regulations as well as procedures related to the position.
  • Physical ability to perform tasks assigned to job function. Ability to move through limited access spaces and cover distances on foot to widely separated work sites.
  • Knowledge of tests performed for systems operations with ability to determine repair needs and effectively communicate them to supervisor.

Language Skills: Must be able to communicate effectively in English. Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals. Ability to write routine reports and correspondence. Ability to speak effectively to customers.

Functional Description

Plan facilities changes for plant, office, and production equipment layouts, working toward economy of operation, maximum use of facilities and equipment, and compliance with laws and regulations. Coordinates with architecture/engineering firms in developing design criteria and preparing layout and detail drawings. Prepares bid sheets and contracts for construction and facilities acquisition. Reviews and estimates design costs including equipment, installation, labor, materials, preparation and other related costs. Inspects construction and installation progress for conformance to established drawings, specifications, and schedules. Develops criteria and performance specifications required to meet unique operating requirements and building and safety codes. Performs skilled duties in the operation, maintenance and alteration/repair of any utility and building system, controls, sub-systems and accessories. Performs a variety of test procedures standard to the trade such as, but not limited to: take readings on boilers, tests medium temperature of water, steamed condensate, water hardness, etc. to maintain and extend the life of equipment. Performs duties necessary to observe or monitor equipment functions. Test and calibrate systems and equipment, diagnose equipment problems and initiate/complete repairs through the Service Referral area. Communicate and document corrective action necessary to avoid malfunctions, energy excess, shutdown or damage of any system. Advise supervisor of delays, problems and work assignment progress. Thorough knowledge of building systems (HVAC) and pneumatic controls, i.e. dead band, building steam systems, domestic and industrial water systems, compressed air systems, refrigeration, air conditioning compressors and controls, water systems and other related controls and systems. Ability to understand and apply company and departmental policies and procedures. Demonstrated ability to troubleshoot operational problems and make necessary adjustments or repairs. Knowledge of building codes, rules and regulations as well as procedures related to the position.
